A3’s uniquely developed ‘comping’ methodology allows us to acquire properties with a high potential return for our investors. Investing in real estate is typically a short-term investment around six months. This provides you with better returns, often double-digit, than longer-term investments you may agree to with traditional banks or stock based investments.
Real estate investing is a completely passive opportunity. With pre-determined loan terms, you know up-front how much money you are investing and when to expect your money back plus interest. Some investment opportunities (the loan) may be secured by a second lien position, while others may not***. Loans that are not secured by a lien are personally guaranteed.
(***Loans secured by the property are determined by the actual loan amount committed by the lender.)
Curious about becoming a Private Money Lender, but not sure how comfortable you are about lending large amounts of money? We would like to extend an offer which only requires a minimum of $10,000 to invest. Terms may or may not include 'guaranteed' depending on the length of the loan. As an example, we might need $10,000 for 3 months. Assuming we can pay off the loan in 2 months, we might guarantee a minimum return of 3-6 months.
As with most buy and sell opportunities, we require Cash-to-Close, Rehab Budget and Carrying Costs. We seek simple interest loans with a balloon payment at the close of escrow, we offer double digit interest with terms of 6-8 months. We can secure the loan with real property, depending on the amount you would like to invest, i.e. Cash-to-Close, Rehab Budget, Carrying Costs or all three.
When investing in real estate, you can expect to make money ‘On the Buy’.
The acquisition process must make financial sense for all parties involved. Our ‘comping’ methodology is designed to effectively measure the potential return on investment while mitigating risk associated with each property lead.
The following metrics help us determine if a potential property is a sound investment. Each opportunity you are presented with will include the below information to better help you decide if the investment is right for you.
For each subject property, a minimum of four comparable properties will be assessed. The comping criteria is as follows:
Each comparable property is given a ‘Quality Grade’ based on any recent renovations or upgrades. After the criteria have been assessed against each comparable property, a score from 1-10 will be assigned. This allows us to determine if the subject property is a solid investment with an appropriate purchase price and After Repair Value or ‘ARV’.
