About A3 Properties and Investments, LLC

WHO WE ARE

A3 Properties is a real estate investment company founded by Rich, Aaron, and Olivia Amador. We are based in Orange County, California where we were raised and have lived our entire lives. A3 Properties and Investments purchases, renovates, and sells properties along the coastal cities of Orange County. The Southern California real estate market is unlike no other and one that we hope to share and explore together with you.

The OC lifestyle attracts people from all around the world. From world-class beaches, dining, and shopping, coupled with a relaxed and easy-going pace of life, Orange County offers one-of-a-kind opportunities to live, work, and play. A3 Properties intends to contribute to the flourishing OC real estate market by  purchasing, renovating, and designing luxury homes with innovative and quality-driven interiors.


In 2025, A3 aims to acquire 8-10 single family properties, renovate and sell. In addition, we aim to acquire another 'ground up' property to complete. We can achieve this goal by continuing to partner with reliable lenders and nurture relationships with new partners, all while delivering predictable returns in an efficient manner. 

OUR APPROACH

A3’s uniquely developed ‘A3 Analyzer’ allows us to acquire properties with a high potential return for our investors. By applying strict parameters to the properties we consider , we can accurately determine a purchase price, selling price, and margin on our investments. Our systems allow for both on-market and off-market opportunities. With a market as diverse as Orange County, our approach enables us to discover every potential lead and take swift action.

Why We Don't Use Banks

Money Multiplier

Banks make money by lending money, possibly your money, in a deposit account. Banks secure long-term mortgages making tens of thousands of dollars over the life of the loan. 

You Become the Bank

Bank depositors earn a pittance on their 'savings'. Why not be the bank? As a Private Money Lender you can lend money and set the terms of the loan, just like a bank.


Speed and Simplicity

Have you ever tried to get a loan to remodel your home? Securing a loan from a bank is lengthy, complicated and time consuming.

We need to secure the purchase of our properties as quickly as possible to remain competitive.


These are the reasons we don't use a bank when financing our properties.

Investing Made Simple

Investing in real estate is typically a short-term investment around six months. This provides you with better returns, often double-digit, than longer-term investments you may agree to with traditional banks or stock based investments.

 

Real estate investing is  a completely passive opportunity. With pre-determined loan terms, you know up-front how much money you are investing and when to expect your money back plus interest. Some investment opportunities (the loan) may be secured by a second lien position, while others may not***. Loans that are not secured by a lien are personally guaranteed.


(***Loans secured by the property are determined by the actual loan amount committed by the lender.)


Friends and Family Investment Opportunities

Curious about becoming a Private Money Lender, but not sure how comfortable you are about lending large amounts of money? We would like to extend an offer which only requires a minimum of $10,000 to invest. Terms may or may not include 'guaranteed' depending on the length of the loan. As an example, we might need $10,000 for 3 months. Assuming we can pay off the loan in 2 months, we might guarantee a minimum return of 3-6 months. 


For Accomplished Private Money Lenders

As with most buy and sell opportunities, we require Cash-to-Close, Rehab Budget and Carrying Costs. We seek simple interest loans with a balloon payment at the close of escrow, we offer double digit interest with terms of 6-12 months. We can secure the loan with real property, depending on the amount you would like to invest, i.e. Cash-to-Close, Rehab Budget, Carrying Costs or all three.


Deal Analysis: What You Can Expect

When investing in real estate, you can expect to make money ‘On the Buy’. 


The acquisition process must make financial sense for all parties involved. Our ‘comping’ methodology is designed to effectively measure the potential return on investment while mitigating risk associated with each property lead. 


METRICS USED

The following metrics help us determine if a potential property is a sound investment. Each opportunity you are presented with will include the below information to better help you decide if the investment is right for you.


For each subject property, a minimum of four comparable properties will be assessed. The comping criteria is as follows: 

  •  Property Type
  •  Number of Bedrooms and Bathrooms 
  •  Living Space Square Footage (+/- 20%)
  •  Lot Size Square Footage (+/- 2,500 sq. ft.)
  •  Built within 5 years 
  •  Price Per Square Foot (+/- 20%)
  •  Last sold within 6 months 
  •  Same Subdivision 
  •  Not across from major streets or highways 
  •  Located within ½ mile 

Each comparable property is given a ‘Quality Grade’ based on any recent renovations or upgrades. After the criteria have been assessed against each comparable property, a score from 1-10 will be assigned. This allows us to determine if the subject property is a solid investment with an appropriate purchase price and After Repair Value or ‘ARV’. 

OTHER CONSIDERATIONS


  • We do not consider properties with high mortgage balances and low estimated values as potential opportunities. 
  • Every property is assessed for current liens against the property that may interfere with our buying process. 
  • We do consider properties that are in Pre-Foreclosure, Foreclosure, Probate, and Trusts. Public information is referenced and taken into consideration. 
  • Our Return on Investment (ROI) is determined both by a percentage amount and a dollar amount as it relates to the estimated selling price after renovations. All buying costs, holding costs, and selling costs are factored. We have a minimum ROI threshold that needs to be met before considering making an offer on the property.
  • A3 Properties partners with professional designers and licensed contractors. We benefit from below-market rate for our projects through these partnerships.
